Using RSU Income to 5x affordability

Our client was looking to buy his first home in the UK, having lived here for 3 years.

After speaking with his bank directly, he was told they could not use his RSUs towards his affordability.  As this accounted for a significant proportion of his overall income, it came as a big disappointment.  

Following a quick call with one of our advisers, we presented his case to a high street lender with favourable policies on RSU income.  

They were willing to consider 100% of his RSU income allowing him access to over 5 times the borrowing his own bank offered.

Recently started working for large tech company

Using variable bonus

Our client had recently joined a large tech company.  Her previous employer paid a higher basic salary, but her overall compensation with her new employer was better.  She was looking to remortgage, but after doing research online, was concerned that a drop in basic salary would limit her options.

Having been given a range of different answers from banks and brokers, she spoke with Limitless.  We were able to incorporate both her variable bonus and basic salary which more than covered her borrowing requirements.

Recently moved to the UK on a Tier 2 visa

First time buyers on Tier 2 ICT Visa

Our clients moved to the UK on a 5 year Tier 2 ICT visa and were renting an apartment in London.  Without a big deposit, they were under the impression they needed to reside in the UK for at least 2 years before being able to apply for a mortgage.

We explained that this wasn’t the case, and as their income met the required threshold, there was no need to put down a minimum deposit of 25% either.

They were able to purchase a property in London using a 10% deposit.  What’s more, their monthly payments on their mortgage were considerably less than the rent they were paying.
